Abstract

This paper, set against the backdrop of expanding urban rail networks and dynamic urban development, focuses on the distribution and evolution of commercial Points of Interests (POIs) within the central urban rail transit areas of Beijing. The study examines data from four different years——2008, 2013, 2017, and 2020——to observe the temporal evolution of commercial entities. It identifies stable explanatory variables affecting the distribution and evolution of commercial POIs, which include rail transit accessibility, characteristics of the working and residential population distribution around stations, and the construction intensity in the vicinity of station areas. Through statistical analysis and model building, relatively stable linear regression equations were established, with R2 values generally maintained above 0.5 (except for 2017). The study advances our understanding of the influence of rail transit on urban commercial spaces and how this influence shifts with temporal and urban developmental changes. It elucidates the correlation between changes in the number of businesses and spatial configuration, offering insights and information for urban planners and policy makers. This research also serves as a model for exploring the interplay between urban rail transit and commercial spaces in other major cities.

本文以城市轨道交通网络扩张和城市动态发展为背景,聚焦北京市中心城市轨道交通区域内商业兴趣点 (POIs) 的分布与演变。研究分析了2008年、2013年、2017年和2020年四个不同年份的数据,以观察商业实体随时间的演变。研究确定了影响商业兴趣点分布与演化的稳定解释变量,包括轨道交通的可达性、车站周围工作与居住人口的分布特征,以及车站附近的施工强度。通过统计分析和模型构建,建立了相对稳定的线性回归方程,R²值普遍维持在0.5以上 (2017年除外)。该研究推进了我们对轨道交通对城市商业空间影响的理解,以及这种影响如何随着时间及城市发展而变化的认识。它阐明了商业数量变化与空间配置之间的相关性,为城市规划者和政策制定者提供了见解和信息。此外,该研究还为探索其他主要城市中轨道交通与商业空间的相互作用提供了一个模型。

Bo Wan

Assistant Professor

Beijing Jiaotong University, China

Ph.D., Assistant Professor at the School of Architecture and Design, Beijing Jiaotong University, member of the Digital City Committee of the Chinese Society for Urban Studies, standing director of the Rammed Earth Construction Branch of the Architectural Society of China, and holds a Ph.D. in Urban Design from Tsinghua University. His main research directions include sustainable space research and design theories driven by data intelligence, focusing on cross-scale spatial structure characterization, measurement, and related studies. He also explores sustainable space design methods and creative practices driven by artificial intelligence (AIGC+), as well as educational spaces and urban innovation development. He has led and participated in multiple national and provincial-level fund projects, and has published research outcomes, including "School District Space in Beijing City" by Tsinghua University Press.

The main research areas include quantitative spatial analysis of land use function distribution based on multi-source big data applications of spatial syntax models, and research on neighborhood vitality supported by data spatial models, along with data-driven urban design and renewal practices. In his research, Sheng Qiang has consistently focused on the development and changes of self-organized small businesses such as food markets, applying data-driven spatial analysis tools like spatial syntax to discover patterns in the distribution of commercial and traffic flows in space to guide design. Academically, he has led one and participated in seven National Natural Science Foundation of China projects, published over 30 papers as the first author in both domestic and international core journals, and organized the first Chinese Spatial Syntax Symposium and the 12th International Space Syntax Symposium. In practical projects, serving as a senior consultant at the Beijing office of the UK Space Syntax firm, he has led more than ten architectural and planning design consultancy projects and is responsible for the training courses of Space Syntax Company in China.
